Adding Units and Tenants
Add individual units, assign tenant contacts, and request move-in payments.
Adding a unit
Each property card has an Add Unit button. A unit needs a Unit Name/Number, Monthly Rent, and a Due Date (day of month, 1-31). Late Fee Amount and Late Fee Grace Period (Days) are pre-filled from your account's late fee defaults (see Handling Late Fees), but you can override them for this specific unit.
Adding a tenant
Click into a unit card to open it, then click Add Tenant Contact. A tenant contact needs a Name and Email (required) and Phone (optional). A unit only shows as "Occupied" on your dashboard once it has a tenant contact.
Requesting a move-in payment
Once a unit has a tenant contact, a Request Move-In Payment button appears in the unit modal. Enter the tenant's move-in date and it automatically calculates prorated rent for the remainder of that month, which you can include or exclude with a checkbox. It sends a single combined payment request for the security deposit (pre-filled to the unit's monthly rent, editable) plus that prorated rent, due on a date you choose. Rent for full months going forward is scheduled and requested separately - see Tracking Rent Payments.
Good to know
- You can edit a unit's monthly rent inline from the unit modal at any time.
- Removing a tenant contact or deleting a unit both ask for confirmation first - both are permanent.
- A move-in payment request is still capped like any online payment: it can't exceed 3x the unit's monthly rent or $50,000.
- If a rent payment for the move-in month already exists (auto-created when you added the tenant, whenever the unit's due day for that month hasn't passed yet - and possibly already paid), including prorated rent will be blocked until you resolve that existing payment - uncheck prorated rent, or edit/delete the conflicting payment from Tracking Rent Payments first.
